Silicate brick is cheaper, but it does not withstand prolonged exposure to moisture, so it is used when laying walls above the base with mandatory waterproofing. It cannot be porous, therefore its heat-insulating and weight indicators are worse than that of ceramic hollow bricks.

Well-fired ceramic brick made of properly seasoned clay can be used for the manufacture of foundations and socles, and for the laying of walls and partitions of the building. Hollow ceramic brick is significantly less heat conductive and, with less weight (while maintaining the same strength characteristics), exerts less pressure on the foundation and soil.

Positive characteristics:

  • strong enough, when using quality-made bricks, a binder composition and floor material with a properly calculated and equipped foundation can serve hundreds of years,
  • by the right of “fire-breathing birth” they allow laying inside the walls of ventilation and smoke channels, seamlessly adjoin furnaces,
  • have a high heat capacity, which allows residents who are inhabited brick houses, do not suffer from heat in summer and withstand short-term shutdowns of heating in winter.

Negative characteristics:

  • high heat capacity brick walls  it requires large amounts of heat during periodic use of heating,
  • in the cold season in brick houses it is necessary to maintain a plus temperature,
  • after completion of construction for some time, such a house shrinks,
  • due to the large weight of the walls, for example, a 9-story brick house requires the installation of reinforced foundations, for low buildings (2-3 floors) it can be a strip foundation, deepened below the level of freezing of the soil,
  • to ensure sufficient thermal insulation in our latitudes, it is necessary to equip the walls with a thickness of two bricks, and this very significantly reduces the usable area - the walls occupy the sixth part of the house with total area  200 m 2.

Monolithic type of house - a bit of its history

Type of house monolithic- this is a building in which all the elements are made by pouring cement-sand-gravel mixture into the formwork onto a frame made of metal reinforcement directly at the construction site. Moreover, each subsequent element continues the previous one without any connecting seams. This applies to both vertical and horizontal elements. Those. an integral monolithic (single, continuously cast) reinforced concrete frame of the structure should be obtained.

Some elements of this technology (pouring concrete on a metal frame into a pre-arranged formwork directly at the construction site) appeared in Germany in the twenties of the last century. However, concrete mixes existing at that time did not allow builders of the whole world to advance in this direction.

In fairness, we note that in Soviet Russia, soon after 1917, the world's first monolithic buildings were erected in a revolutionary outburst. One of them - the Kharkov Gosprom - still amazes not only with its monumentality, but also with the fact that during the Second World War three times (!) German experts were unable to blow it, at that time some of the best in the world.

After the war, engineer Rigel proposed using prefabricated reinforced concrete elements - crossbars, which made it possible to switch to a discrete-prefabricated reinforced concrete frame for a building structure. The next step was the pouring of solid bearing columns directly at the construction site.

The last point at the moment in the developments accepted by the world practice monolithic housing construction  set by the great architect Le Corbusier. He abandoned the supporting monolithic columns. Each cast-in-place reinforced concrete wall became a vertically supporting element. From this half-step solution to fully monolithic structures. These half-steps were made by the same Le Corbusier.

I repeat once again: now many frame-monolithic structures are "given out" as full-fledged monoliths. Such types high-rise buildings  still retain the point pressure of the vertical supports on the foundation.

Pros and cons of monolithic houses

Monolithic types of residential buildings have quite tangible advantages:

  1. High strength structures. In Soviet times, they were erected in earthquake-prone areas. However, cheaper prefabricated panels displaced monolithic types of houses in Moscow and, in general, from the practice of Soviet serial construction (this led to enormous casualties during the Spitak earthquake in Armenia).
  2. Lower (by 15-20%) weight of monoliths in comparison with brick buildings of the same size.
  3. Load distribution along the entire perimeter of the supporting walls, avoiding point loads on the foundation.
  4. Facilitation of the arrangement of foundations.
  5. The monolithic type of house does not shrink after construction.
  6. Higher construction speed.
  7. No need to carry bulky structures to the construction site.
  8. Possibility of “free” planning of the high-rise characteristics of buildings and expansion of unsupported premises up to 150 m 2.
  9. Seamless designs provide the best insulation of rooms in the building.
  10. Monolithic types of multi-storey buildings are centenarians among building structures. Their lifespan is from 100 years. Provided, of course, high quality materials and work in full accordance with the process.

Minuses monolithic houses  can be reduced to the following list:

  1. High thermal conductivity (poor thermal insulation) of reinforced concrete walls. They have to be additionally insulated.
  2. Low sound insulation of rooms, especially in relation to impact noise.
  3. The need to provide channels for utilities and chimneys, and only subsequently redevelopment in monolithic houses is practically impossible, especially without the permission of the housing service.
  4. Difficulties when working in winter conditions. The concreting process should go at a temperature not lower than +5 ° С. At lower temperatures, the mixture is heated at the stage of preparation (solid and bulk fractions are heated) or at the stage of solidification (which leads to a deterioration in the quality of concrete and requires significant energy consumption). Most often, special additives are used that allow concreting at low temperatures.
  5. The need to conduct a continuous process of pouring concrete, and in many directions at once.
  6. The obligation of very high-quality compaction of the filled mixture. Small deviations from this rule completely destroy all the advantages that the construction of monolithic multi-storey buildings has.

Now there are two methods of monolithic construction:

  • with removable formwork
  • with fixed formwork.

The first option allows you to use the formwork repeatedly. However, this necessitates additional thermal insulation of the external walls and sound insulation of the internal surfaces. Particular attention must be paid to external walls. They are insulated with special compounds, often they leave an air gap and cover the monolithic structure with brickwork or foam. Those. the advantages of monoliths in terms of high speed of construction and cheapness are becoming invisible.

The second option can be considered as “two in one”. The polystyrene formwork allows for the concreting process and then remains as a heat and sound insulation. Of course, its appearance does not allow to do without further decoration. But this is a much faster and less time-consuming and costly process compared to the previous version. After all, if you insulate the walls with cheaper ones, in comparison with the finishing bricks, foams, then they also need to be decorated and carefully waterproofed.

How to choose an apartment - determine the floor

From windows, even metal-plastic ones, it can be unpleasant to blow, and walls can freeze. On them, as on the windows, condensation may form and a fungus will start. If in old apartment  traces of the fungus can be found in the summer, then in a new building, commissioned and purchased in the summer, you will not notice anything bad right away.
